Jumeirah Lakes Towers (JLT) is a dynamic waterfront community, encompassing attractive residential

JLT is situated adjacent to Sheikh Zayed Road, between Interchanges 5 and 6. A total of 79 towers

project's waterways every day through underground pipes from the Arabian Gulf. This dynamic water-
flow will ensure that the water remains clean and pristine.

The DMCC Authority (DMCCA) will be the licensing authority for businesses operating in the
Jumeirah Lakes Towers. Businesses, therefore, will benefit from a free zone status, making JLT
the first mixed-use Free Zone Freehold development in Dubai.

THE JLT COMMUNITY:  
The Jumeirah Lakes Towers (JLT) is a mixed use community with 45% of the Towers planned for
residential use, 21% as office only and the rest as hotel or mixed use. Four towers within the
development will offer hotel facilities and dedicated retail plots will help enhance the overall community
atmosphere with dedicated supermarkets, laundries, restaurants and areas of shopping.

From an architectural viewpoint the distinctiveness of each tower design will provide an individualistic
appeal to this community. Offering land as well as some water based entertainment and recreation
opportunities, the development has extensive facilities for shopping, indoor sports and dining.

In view of the uncomfortable climate in the summer months in the region an air conditioned buffer zone
is being provided between the landscaped areas and the actual shopfront of the retail areas. All the
architectural options have been designed to allow an open air approach with a colonnade for the retail
frontages in the winter months and optional air conditioned walkways in the summer months.

To assist in the circulation between the two levels of retailing, special glass circulation towers have
also been designed, serving as focal points and wayfinding beacons for the clusters.
